Renovations involve hundreds of interconnected decisions. Layout, cabinetry, structural requirements, plumbing and electrical work, fixtures, finishes, existing conditions, and even seemingly small design details can meaningfully affect both the construction scope and the final cost.
We work with our clients to develop the design, scope, and budget together. By the time construction begins, everyone has a clear understanding of what we're building, what it will cost, and how we're going to get there.

Every project starts with listening.
We want to understand your home, how you live in it, what's not working, what you hope to change, and what matters most to you.
After an initial conversation and site visit, we'll develop a preliminary budget range based on what we currently understand about the project.
The goal is to make sure your vision and the likely investment are aligned before moving forward into pre-construction.
Pre-Construction.
If we're aligned on scope, budget, and timing, we move into pre-construction. This is where an idea becomes a buildable project.
We refine the design, work through selections, coordinate with architects and engineers when needed, and develop the details our trade partners need to accurately price the work.
Just as importantly, we develop the design with the budget in mind. We help you understand the tradeoffs and make thoughtful decisions about where to invest, so the finished project reflects your priorities, design goals, and budget.
Pricing.
There's an important difference between estimating what a renovation might cost and pricing a clearly defined construction project.
Until the design, selections, and scope are developed, estimates may be based on very different assumptions about what's included, materials, and level of finish.
As the project becomes more defined, so does the pricing. We obtain trade pricing, confirm material and equipment costs, and develop the detailed scope and specifications that form the basis of your construction contract.
Once those pieces are in place, we can establish a fixed construction price based on the project we've actually designed together.

Major decisions have been made, materials can be ordered in advance, and our trade partners know exactly what they're building. This means fewer surprises, fewer avoidable delays, and less decision-making under the pressure of an active construction schedule.

With the planning complete, it's time to build.
We coordinate our trade partners, manage the schedule, oversee the details, and keep you informed throughout the process.
Renovations can bring surprises. When they do, we clearly communicate the options, costs, and schedule implications before moving forward.
We remain closely involved throughout construction, overseeing the craftsmanship and details that bring the project together.
As construction wraps up, we carefully walk the project, complete the remaining details, and make sure the finished space reflects the plans and quality standards we established together.
